House not selling? 5 most common reasons why

There's a number of processes that have to take place before your home sells - getting the interest is just one of them. If you feel like the interest levels aren't where they should be after a couple of months then it's a good time to ask yourself why. Here are five of the most common reasons why a house might not be selling and what you can do to counter it:

 

Overvalued. This is the most common reason why a property isn't selling. Whether it was an over - enthusiastic appraisal by an estate agent or if it's your personal connection to a home, generally speaking this is the first thing to consider if interest is low. Consider a reduction in price that aligns with other properties within your local area.

 

Poor marketing. A picture paints a thousand words! Are your pictures doing your home justice? If not, they could be putting buyers off. Is there clutter in the pictures? If so, get it cleared. Most agents should provide professional photography - request to see them before going live. Encourage different angles and lighting. 

 

Bad timing: The housing market is unpredictable and prices fluctuate due to conditions that are out of our control. Take a look at what's for sale at the moment. If there's a lot of competition then you may want to consider removing your home from the market until there's less competition. Of course you only need that one buyer so you can still sell with lots of competition, however your odds will increase in a less competitive market. Some buyers also view properties that have been on the market for a while with a negative view. De-listing for a period of time and re-listing later can combat this. 

 

Effort of your estate agent: Is your agent doing everything in their power to sell your home? You should be getting feedback after every viewing. If you're not, request it. This way you'll know if there's anything that can be done in an effort to increase the chances of a sale.

 

Viewing étiquette: How is your estate agent conducting themselves when taking enquiries and conducting viewings on your home? The best way to find out is to ask a friend to act as a buyer. Knowledge of your home together with small things like a warm greeting and allowing a good length of time to view a house can go a long way. Let them get first hand experience of how they are dealing with buyers. If they walk away less than impressed then perhaps it's in your best interest to assign another agent.
