10 things you should do when viewing properties

You've seen a selection of properties and made a shortlist. Now it's time to arrange viewings. You want to make sure you make the most of your time when viewing properties so we've put together 10 things you need to bear in mind...

 

1.) Scan the externals of the property. It's easy to get caught up on the interior but take your time to look at the outside for any potential structural defects.

2.) Check for damp. Peeling wallpaper, mould or bubbling paint can be signs of damp. If it doubt check it out.

3.) Go at different times of day. This way you'll know how noise and light levels affect the property. 

4.) Test fixtures and fittings. Give the taps a go, flick the switches and open the windows to name a few.

5.) Take your own pictures. Don't just rely on your memory and the listing pictures.

6.) Take your time. There's no rush and you want to make sure you get a good feel for the property you're looking at.

7.) Try not to go alone. Two heads make better than one and it's always good to have a second opinion.

8.) Don't be afraid to ask questions. A good agent will be able to answer most questions about the property they're showing you.

9.) Seen some faults? If you like the property don't be put off by it. You might be able to use these to negotiate the price.

10.) Don't make any rash decisions. Sleep on things and return for further viewings if need be.
